How is Keel different from a property manager?
A property manager runs your rentals for ~8.5% of weekly rent + GST - roughly $275/month per property on a $600/week home. Keel costs $15/month per property and takes the operating work off your plate (tenant messages, maintenance triage, arrears notices, compliance reminders). You stay the decision-maker - Skip drafts, you approve.
Is Keel built specifically for New Zealand?
Yes - built around the Residential Tenancies Act 1986, the Healthy Homes Standards, and Tenancy Services. Notice templates are RTA-compliant. Compliance tracking is per-standard (heating, insulation, ventilation, moisture, draught). Akahu (NZ's open-banking standard) bank-feed reconciliation is in preview now, GA Q3 2026 - until then rent is marked paid manually. We don't serve any market other than NZ today.
What does $15 a month actually include?
Everything bundled: Skip AI for tenant comms + maintenance triage, Healthy Homes compliance tracking, tenancy agreements + e-signing, document storage, rent ledger, late-payment chasing, RTA-aligned notices, contractor management, financial reporting, Xero CSV export, and an audit trail. Listing-distribution boosts are the only live paid add-on today. Tenant credit checks (via Centrix) and Akahu auto rent reconciliation are coming Q3 2026.
Can I cancel any time? Is there a lock-in?
Cancel any time, no lock-in, no early-termination fees. Your data stays yours - export everything as CSV/PDF in Settings. The 30-day trial doesn't need a credit card; you only enter payment details when you decide to continue.
Will Skip ever message my tenants without my approval?
No. Every outbound action - sending a notice, contacting a tradie, recording a payment - has a server-side confirmation gate. Skip drafts the message and shows you a confirm/cancel card; nothing fires until you tap confirm. Read-only operations (looking up data, summarising the inbox) run automatically; everything that writes or sends needs your approval.
