Migration guide for Keyhook landlords

Switching from Keyhook:
keep self-managing, without the scramble

Keyhook is retiring its self-management product and steering landlords to a full-service agency - in other words, hand your rental over and pay a percentage of the rent. If you chose to self-manage on purpose, you don't have to. Here's exactly what to export (Keyhook doesn't publish a way to get your data out, so do it before your access ends), where it all lives in Keel, and how to switch in about 15 minutes.

  • No credit card required
  • Run both side by side
  • From $15/month + GST

⬇️ Do this first

Before your access ends: export these five things.

Don't assume you can retrieve records after Keyhook retires - and some of these you're legally required to hold.

1.Tenancy agreements

Signed agreements for every current tenancy, plus any variations or renewals.

2.Rent ledger

Full payment history per tenancy - you need this for arrears evidence and tax time.

3.Compliance documents

Healthy Homes statements, insulation records, smoke alarm checks. You're required to hold these.

4.Inspection reports

Entry, routine and exit reports with photos - your condition evidence if a dispute ever lands.

5.Tenant and bond details

Tenant contacts, bond lodgement numbers and amounts (the bond itself stays safe with Tenancy Services).

2.Note your live dates

❓ Good questions

Migration questions.

How do I get my data out of Keyhook?

Before your access ends, download your tenancy agreements, rent ledger, inspection reports, compliance documents (Healthy Homes statements especially) and tenant contact details from Keyhook. Export early - don't assume you'll be able to retrieve records after the product is retired, and some of these you're legally required to hold.

How long does switching to Keel take?

About 15 minutes for one property: add the property, tenancy and rent details (about 10 minutes), then upload the documents you exported. Keel's 30-day free trial means you can run it alongside Keyhook while you're getting comfortable - no credit card, no lock-in.

What happens to my bond records?

Your bond stays lodged with Tenancy Services regardless of what software you use - it's held by MBIE, not by Keyhook. Record the bond details against the tenancy in Keel, and for new tenancies Keel can lodge bonds directly with Tenancy Services from the app.

Can I run Keyhook and Keel side by side?

Yes, while your Keyhook access lasts. Keel's 30-day trial is designed for exactly this - set up your property, watch a full rent cycle land, and switch over when you're confident.

Do I have to go to a property manager instead?

No. Keyhook is pointing its landlords to Bayleys full-service management, which is a fine choice if you want to hand the job over entirely (typically 8-10% of rent plus fees). But if you chose self-managing software on purpose, you can keep self-managing - that's the lane Keel is built for, from $15/month + GST per property.
